FOUR BEDROOM BUNGALOW DESIGN AND FINISHES
Overview of the Bungalow Design
The
four-bedroom bungalow is a contemporary coastal residential structure designed
to blend elegance, comfort, and functional space utilization. From the 3D
renderings, the building features steep gabled roofing with asphalt shingles, a
well-raised entrance porch supported by classical columns, and a multi-tone
exterior palette that blends white walls with subtle orange and green accent
lines. The layout consists of a spacious living room, a dining area, a kitchen,
four bedrooms (including a master suite), and additional utility spaces.
Designed with a panoramic ocean view in mind, the layout takes full advantage
of natural lighting and cross ventilation.
Land Size and Orientation
The
property is ideally suited for a 100 ft × 100 ft land parcel (approximately 929
square meters). The building footprint takes up roughly 55% of the land,
leaving ample space for parking, gardening, and walkways. The front setback is
designed with tiled concrete paving blocks, and side walkways are spaced to
allow for future extensions or landscaping. The building is oriented to
maximize sea views and passive cooling, with wide windows and multiple access
doors from the sides and the front porch.
General Room Layout and Functions
The
floor plan is segmented into three major functional zones: the public zone
(living and dining), the semi-private zone (kitchen and service areas), and the
private zone (bedrooms). The front porch leads to a well-ventilated living room
with clear access to the dining and kitchen areas. Each bedroom is en-suite,
with a central corridor providing access. The master bedroom features a walk-in
closet and private balcony. The kitchen comes with modern cabinetry spaces,
island counter options, and proximity to the dining for efficient meal service.
Roof Design and Materials
The
roof is a multi-gabled design using high-quality asphalt shingles. The pitch
and angle of the roof help with water runoff and heat deflection, critical for
the coastal environment. Beneath the shingles, a waterproof underlay is
installed over treated wooden rafters. Fascia boards and soffit panels are
painted in weather-resistant finishes. Ridge vents and eave ventilations have
been incorporated for thermal comfort inside the attic area.
Columns and Exterior Structure
Two
prominent columns at the main entrance porch enhance the structural and
aesthetic appeal. These columns are 300mm × 300mm reinforced concrete, finished
with decorative plaster and painted in white. The bases are enlarged to support
the raised platform and staircases leading to the front door. Balustrades are
installed using black-coated metal for durability and aesthetics. The side
verandas also feature balustrades and double-leaf entrance doors for
accessibility.
Window and Door Specifications
The
design utilizes aluminum-sliding windows with integrated mosquito nets. Each
standard bedroom window is sized at 1500mm × 1200mm, and living area windows
are as large as 1800mm × 1500mm. The main doors are solid-core hardwood with
frosted glass panels for security and light entry. Internal doors are flush
panel wooden designs, with modern locks and stainless steel handles.
Interior Finishes – Living and Dining Areas
The
living room and dining area floors are finished with 600mm × 600mm vitrified
tiles. The walls are treated with putty, smoothened, and painted in neutral
cream. Ceiling boards are made of POP (Plaster of Paris), with decorative
lighting recesses and chandelier provisions. The furniture placement reflects a
modern open-plan layout with visual connection to the kitchen and outdoor
views.
Kitchen Layout and Features
The
kitchen is designed with ergonomics in mind, featuring L-shaped cabinetry along
the walls, overhead storage units, and space for modern appliances such as
refrigerator, microwave, and dishwasher. A central island counter provides
extra workspace and doubles as a breakfast table. The backsplash is done with
ceramic tiles, while granite countertops offer durability and style. Plumbing
lines are installed for both hot and cold water.
Bedroom Layout and Finishing
Each
of the four bedrooms is spacious enough for a queen-size bed, side tables, and
wardrobes. The master bedroom is approximately 5m × 5.5m in dimension and
includes a walk-in closet area and private bathroom. Flooring is polished
ceramic tiles, while the walls are painted in pastel tones for a restful
atmosphere. Electrical points include sockets for bedside lamps, TVs, and air
conditioning.
Toilets and Bathrooms
Each
toilet is fitted with water closets, shower cubicles, wall-hung vanities, and
ceramic floor tiles with anti-slip texture. Bathroom walls are tiled to full
height (2.4m) using 300mm × 600mm tiles. Plumbing fixtures are stainless steel,
including mixers and shower heads. The master bathroom also includes a bathtub
and his-and-hers sinks.
Electrical Installations and Fittings
The electrical
system is designed for optimal safety, energy efficiency, and modern
convenience. The building is wired with 4mm and 2.5mm PVC-insulated copper
wires for sockets and lighting, respectively. Each room is fitted with double
wall sockets, ceiling LED light points, and provisions for air conditioning
units. The distribution board (DB) is mounted in the corridor and connected to
a 100A main breaker, split into separate circuits for lighting, sockets, and
high-power appliances. Circuit breakers include 10A, 16A, and 32A for specific
loads. Lighting includes recessed LED spotlights in the ceilings and pendant fixtures
for the dining and living rooms. A conduit wiring system was used for aesthetic
concealment. All wiring is done according to Nigeria’s Electrical Installation
Standard Code.
Plumbing and Sanitary Works
The plumbing system
comprises both water supply and drainage. PPR (Polypropylene Random Copolymer)
pipes are used for hot and cold water lines due to their high resistance to
pressure and temperature. 1-inch main water lines connect to ½-inch branch lines
with gate valves for each room. A 2000-liter overhead tank provides water
storage, with a pressure-boosting pump to ensure adequate flow. All toilets are
connected to a manhole network leading to a standard septic tank with soak-away
pit. Fixtures include wall-hung water closets, ceramic hand basins, floor
drains, and PVC vent pipes. Kitchen sinks are stainless steel double bowls with
strainer waste systems.
Paint Finishing and Wall Treatments
Exterior walls are
painted with weather-resistant acrylic paint, selected for durability against
coastal humidity and salt exposure. The primary color is off-white with mustard
yellow trims. Internal walls are finished in satin emulsion paint in warm
beige, cream, and soft green shades for different rooms. A two-coat system
(primer + two top coats) is used for both interior and exterior surfaces. Skim
coat plastering was done to enhance smoothness. POP ceiling cornices are
painted in white with detailed edging.
Ceiling Details
The entire house
uses POP ceilings with intricate recessed designs in the living room and master
bedroom. Other rooms are plain white with central lamp holders. The ceiling
height is approximately 3.3 meters from finished floor level, enhancing
ventilation and light reflection. Light troughs and LED strip holders are
pre-installed in decorative bulkheads. Ceiling battens are made of treated
hardwood with anti-termite coatings.

Security Features
The bungalow
includes anti-burglary metal reinforcements in all windows and main doors. The
front and rear entrances are double-locked with mortise and deadbolt systems.
Window glass is laminated for impact resistance. Provision for a video door
phone and CCTV points are made, with underground conduit pipes from gate to
main house for future security installations.
Ventilation and Natural Lighting
The building design
prioritizes cross-ventilation, especially critical in coastal areas. Each room
has at least two windows placed in opposite directions to facilitate airflow.
Large sliding windows and louver openings above doors improve thermal comfort.
The roof design also includes vent blocks and air vents for attic heat release.
Water Supply and Drainage
The house features
a borehole system feeding into the 2000L elevated water tank. PVC 4-inch drainage
pipes connect all waste outlets to the septic system. Kitchen and bathroom
water is channeled through grease traps before entering soakaway. Roof
rainwater is collected through PVC gutters and directed to underground drains
around the site perimeter.
Perimeter Fencing and Gate Design
A 2.5-meter-high
concrete block fence surrounds the property, finished in plaster and paint
matching the main house. The front gate is a 3.5m-wide sliding steel gate, powder-coated
in black. A pedestrian gate is integrated, and a small gatehouse is included at
the entrance for security personnel.
Site Layout Plan
The building is
positioned with a front setback of 8m, side setbacks of 3m on both ends, and a
rear buffer of 4m. This layout provides for vehicular maneuvering, green areas,
and future expansion. Concrete paving stones are used for the driveway and
walkways, bordered with black-and-white kerbs for visibility.
